THE REGULATORY REFORM (FIRE SAFETY) ORDER 2005

This legislation applies in all buildings except inside people’s private dwellings in England & Wales.  Properties such as factories, schools, entertainment venues, hotels, offices and communal areas in blocks of flats and  houses of multiple occupation (HMOs) are also included.
The Regulatory Reform (Fire Safety) Order 2005 states that each building needs to have a duty holder or holders who are responsible for mitigating the risk of fire in all non domestic buildings.

THE FIRE SAFETY (ENGLAND) REGULATIONS 2022

The Fire Safety (England) Regulations 2022 were laid under article 24 of the Fire Safety Order 2005. Regulations made under article 24 can impose requirements on responsible persons or others, including building owners and building managers, in relation to mitigating the risk to residents for specific premises.
